Context: 200-acre master-planned integrated-use district

HSG role: Highest-and-best-use / feasibility foundation; long-range development strategy; support in selecting a retail development partner; economic impact analysis supporting incentives

Outcome: Program and entitlement foundation for a multi-phase district, with a retail lifestyle center joint venture structure and incentives supported by economic impact work. 

Riverton — Sayreville, NJ

Context: 350+ acres along the Raritan River; large-scale redevelopment near the New York region

HSG role: Multi-sector market analysis; master development planning support; retail tenant mix strategy; revenue projections; economic impact analysis; tailored updates through COVID-era shifts

Outcome: Work supported acquisition, entitlement/zoning, and the economic impact case associated with a major state-level tax credit award framework. 

Centennial Yards — Atlanta, GA

Context: District-scale redevelopment adjacent to Downtown Atlanta

HSG role: Retail market analysis of spending demand and leakage; implications for clustering tenants; insights supporting leasing and marketing direction

Outcome: Retail logic designed to support tenant recruitment and timing priorities tied to major event-driven milestones.
